Reblocking Cost in the Western Suburbs: What Changes the Price
Every reblock in the west is priced on the house in front of us, so there is no honest flat rate to quote online. What we can do is explain what moves the price up or down, so the figure you get after a free inspection makes sense.

Why we do not publish prices
Two houses in the same street can need very different amounts of work. One might need a handful of stumps replaced at the back; the next might need every stump replaced, two bearers renewed and footings dug through rock. Any number we put on a website would be wrong for most people, so we come out, look and give you a real figure.
What drives the cost
How many stumps, and how many have failed
The number of stumps under the house is the biggest single factor. A full reblock of a large house involves many more stumps than a partial reblock of a rear lean-to.
Access
Narrow side paths, no side access, steps and tight subfloors all slow the work down. Inner west cottages with no side path can take longer than a postwar home on a wide block.
Subfloor height
A very low subfloor makes it harder to work, while a very high one on a sloping block may need taller stumps and extra bracing.
The ground, and the rock
On the basalt plains, footing holes can run into rock. Breaking out basalt to reach the specified depth takes time and equipment. Deep, wet clay can bring its own challenges.
Stump type
Concrete and adjustable steel stumps differ in cost. We recommend one based on the house and the ground.
Framing repairs
Rotten bearers, sagging joists and missing packing all add to the job. They are usually cheaper to fix during a reblock than separately later.
Permits and engineering
A building permit is normally required. Some jobs also need engineering, especially sloping blocks, tall stumps or underpinning.
Heritage and asbestos
Heritage overlays may require checking with council if anything visible changes. If fibro sheeting needs removing for access, testing and licensed handling may be needed.
Ways the cost can come down
- Partial reblocking where only part of the house has failed.
- Re-levelling where the stumps are still sound.
- Combining jobs such as reblocking and framing repairs in one visit.
- Fixing drainage so new stumps last longer.
Getting a real figure
The inspection is free. We take level readings, check the stumps and framing, look at access and the ground, and then give you a written figure with a clear explanation of what it covers.
Common questions
Could you quote my reblock from photos or a phone call?
We cannot give an accurate price without seeing the house, because the number of stumps, access, ground and framing condition all vary so much. The inspection is free and gives you a real figure.
Does rock in the ground make reblocking cost more?
It can. Breaking out basalt to reach the required footing depth takes more time and equipment than digging through clay alone. We look at likely ground conditions at the inspection.
Why might two quotes for the same house differ so much?
Quotes can be built on different assumptions: one may cover every stump while another covers only the worst section, one may include a permit, framing repairs or allowance for rock and another may leave them out. Ask each quoter to list what is included so you are comparing like with like.
Is a partial reblock cheaper than a full one?
Usually, yes, because fewer stumps are replaced. It suits houses where only one section has failed and the rest of the stumps are sound.
